Does exactly what it's intended to do. I use it commercially. Just don't apply it before it rains like some people do.
My husband has been using this product for years. It is wonderful. He applies it on our mobile home roofing and also on my mothers elastic roof. A little prep work with chlorine, then he rolls 2 coats in opposite directions. Wonderful product. Never failed us yet.

The paint was applied using a roof brush (fine bristled scrub brush) to a 30% rusty galvanized roof.One gallon provided one coat to 460 sq ft and two coats were required. Dry time was more than five hours under humid shade and under one hour under sunny low humidity. Be sure to place painter paper under the roof edge to catch drips in un-guttered zones. The full sun temp in the building seems about ten degrees cooler after painting. It stopped some smallish nail holes and cracks in flue flashing.
This is an expensive product and complicated to both prep and apply. It is not a good value. Even if everything is done properly, most likely the coating will fail. The customer service people will wiggle out of the so called 7 year warranty and give you the run around. Less than 1 star. Don't waste your money here.
I'm not sure why they think this stuff is a good roofing treatment. I used it on my RV to seal around some old repairs. I used almost 10 gallons rolling on 2 coats. It looks real good in the sunshine. But the minute it rains the stuff turns to goo and the water is pouring in around the old leaks. Now I have to strip it all off and replace the roof. I'm at a total loss as to how it can fix leaks if it dissolves in water.
